What is an infill property?

An infill property is a brand new built house in an already established area, like a knockdown and built or a split. It may come about through the demolition or removal of an older house to make way for a new home to be built or through the removal or sliding of a home and then the subdivision of the site into 2 or 3 or more smaller blocks.

There are many advantages of infill property?

  • Infill sites are in existing established areas so things like schools, shopping, transport infrastructure, and employment are already in place
  • As you are essentially buying a brand new home in an established area so you have what could be the best house in the street and there is minimal risk of oversupply
  • Established areas have access to a longer-term property and demographic research and data to assist you with your performance analysis
  • You get to buy in an established area but get the full benefits of buying new – if an investment then you get maximum depreciation and tax deductions, lower maintenance, increased tenant appeal
  • The rare opportunity to buy into an established suburb, that is experiencing regeneration

Who is suitable for an infill property?
Infill properties are generally not available at entry level prices points so they will be suited to higher income earners or investors who:

  • Have equity of $200,000 or more in their own home, other investment properties, or savings
  • Have household incomes over $100K per annum
  • Have good surplus income ($2k– 3k per month) after meeting all financial commitments and living expenses.
