Selling Property – 8 Things that you should do First

If you are looking for a new start in 2019 or you need to just upsize or downsize your family home for any reason. Then there are a few tips that can help you get onto the right start. Before jumping into the selling market with the first agent that comes along or the cheapest agent you should arm yourself with some knowledge so that you can prepare your property in its best light for the photos and inspections.   1. Get to know your local market, what other properties in the area, especially those that are like your property – and also how they are different to your in all aspects including finish, location, amenities, etc. This will give you a good indication as to what your property is worth when you come to list your property
  2. Look at the timing of your sale. Do you have to sell by a certain date, do you need to be in the market by a certain time, are there any holidays coming up that make delay or slow the sale (school holidays or Christmas holidays). Are you looking to sell when there is more seller competition in the market place, this can be a good thing or bad thing.
  3. Talk with local agents that know the area, they sometimes can give you information as to what may be happening in the future. Not all agents are the same, and research has shown that when an agent dominates an area it may also be that the prices are lower than they could be.
  4. The Big Clean. Yes, Declutter. You will eventually need to pack everything up, so now is the chance to get rid of anything that you don’t use or is broken. Think of the charity shops in your area – some do pick up- rather than just dump it or try to sell it. If you have not used the items for a while do you really need them? If its needed but not till after the sale then pack it now, it will make the property look bigger and save you time in the end.
  5. look for things that are broken or not working properly, fix them or replace. If the paint is peeling then repaint it. people will over deduct the perceived cost of repair or think that there is more broken things hidden. You do want to maximise the sale price and selling speed.
  6. Complete any half started or half-finished projects. Minor renovations and a coat of paint (properly applied) will give a fresh appeal and be more appealing. Replace outdated light fittings. Replace worn grass spots, with new turf. A bit of water, mulch and fertiliser will have the lawn and garden looking great even in a drought. Wash the outside of the house, and even look to have the driveway and roof professionally cleaned, it’s not that expensive but will look great.
  7. Style the interior, you can hire items for styling. The inside like the outside needs to look appealing and give the I love this place feeling on first impressions
