New Housing Estates QLD

House-and-land packages in Queensland are becoming a growing market due to strong interest from both locals as well as interstate and international buyers.

At the higher end of the market, high-end units are attracting an affluent buyer base including downsizers and investors searching for established suburbs close to transport links. Unfortunately, however, an imbalance exists between supply and demand which can be seen through rising land prices per new stage release as well as slower building commencement and construction timeframes.

The Federal Government’s newly announced housing initiatives seek to address this imbalance by providing affordable and social housing to Queenslanders. Priority will be given for affordable apartments to certain groups such as single mothers with children, young people, Indigenous Australians and key workers.

These new apartments will be constructed across seven sites in Brisbane, with construction already underway at Redcliffe, Stones Corner and two locations in Chermside. Housing Australia will contribute $300 million, the Queensland Government $405 million and Australian Retirement Trust superannuation $150 million towards these projects, while The Brisbane Housing Company will oversee their delivery.

Yarrabilba will host an array of luxury apartments from renowned builders such as Koichi Takada. Furthermore, an urban oasis complete with infinity pool, sauna and private seating areas will round off this development for added relaxation and unwinding.

Suburban subdivisions across Queensland are seeing new home development as well. Rochedale, Morayfield and Everton Park all offer house-and-land packages; in Aura and Pallara there are modern townhouses perfect for first home buyers or families seeking peace away from urban living. These communities are an ideal haven to find respite.

New housing estates QLD are an indication of a strong housing market that continues to attract national and international buyers despite higher interest rates limiting lending capacity. Through new initiatives, affordable apartments will be increased in supply to ease affordability issues for renters, owner occupiers and first-home buyers.

According to the Real Estate Institute of Queensland, in southeast Queensland there is a critical shortage of supply hampering affordability. This trend is particularly evident within new developments within affordable markets with median lot prices increasing 16 per cent between 2024-2025.
