New Apartment Developments in Queensland

Developers continue to bring new apartment projects to Queensland despite an increasingly difficult market, featuring eye-catching design features, architectural flair and subtropical cosmopolitan lifestyle amenities that attract buyers who value quality yet want low maintenance living options. These projects will appeal to buyers searching for premium quality yet hassle-free living environments.

Luxury developer Spyre Group of Broadbeach on the Gold Coast has filed plans for an exquisite high-rise. Inspired by nature, its design will feature a sculptural form with green roof and wellness zone; as well as lap pool, gym and cold plunge/magnesium spa services along with dining/lounge areas for residents. Lastly, there will be two levels dedicated solely to residents offering private pools and yoga lawn.

Natura will be developed on the former Elysian Broadbeach hotel site and feature 63 two-bedroom, 64 three-bedroom and 16 four-bedroom apartments – located on Lambert and O’Connell Streets near its completion date of 2022.

Brisbane’s new suburbs are drawing in increasing numbers of homebuyers seeking an economical alternative to inner-city living. Developments, like Ridgeview townhouses, are ideal for first home buyers, investors, professionals seeking urban escapes close to shops, schools, train stations and recreation. Boasting both one and two bedroom homes as well as townhouses situated centrally with direct riverfront access are available here.

However, the market is currently faced with numerous obstacles, such as inadequate infrastructure spending. This has caused building approvals to drop significantly; consequently, apartment stock in Ohio may halve by 2025.

To address this challenge, the state government has implemented the State Facilitated Development (SFD) team. Their purpose is to expedite planning and infrastructure decisions, prioritise affordable housing units and support infill development – with their goal being able to facilitate up to 30,000 new dwellings by 2024. In the first half of 2024 alone, over 150 proposals have been reviewed for their potential as SFDs.

The SFD team is currently reviewing expressions of interest, and encourages local governments to submit applications for Pathway 2 until 30 April. This process remains open.

Prior to the election, there are a variety of initiatives aimed at building more affordable and sustainable communities across Queensland. These include the state’s Community Growth Fund which offers grants of up to $20 million to communities investing in infrastructure such as parks and roads; Future Cities Initiative which funds local governments implementing urban growth management strategies designed to reduce congestion while simultaneously increasing liveability and sustainability of Australia’s most vital regional centres; such strategies may involve installing public transport hubs or upgrading existing suburbs.
